Fund review

2025 Q4 Arabella Real Estate Fund Review

The offering

The Arabella Real Estate Fund is a diversified real estate portfolio investing across multiple asset types and project stages (acquisition, development, stabilization, and exit) designed to generate income and long-term value. By managing acquisition, development, and operations in-house, the fund maintains control over execution and timing, allowing it to adapt to market conditions. Investors gain exposure to real estate without direct ownership responsibilities; all investments involve risk, and returns and liquidity are not guaranteed.

Operating approach

Our investment process.

  1. 01

Acquire with a defined basis and a business plan tied to a specific real estate use.

  2. 02

Move projects through zoning, permitting, horizontal development, vertical construction, lease-up, or disposition with in-house execution.

  3. 03

Build a portfolio across Build-to-Rent, storage, and short-term rentals instead of relying on one property type.

  4. 04

Report current values, projected objectives, and realized outcomes with source and date context.

Return drivers

Sources of return.

  • Development-driven NAV growth
  • Operating cash flow
  • Build-to-Rent lot and unit execution
  • Storage and STR operating performance
  • Selective dispositions or exits when the business plan is complete
Performance disclosure. Past performance is not indicative of future results. Target or projected results are assumptions, not guarantees, and actual results may differ materially.

Project lifecycle

Alignment and governance

Alignment and oversight.

Co-investment and oversight do not remove investment risk. The fund documents govern all terms.

  • Founder-led ownership mindset
  • Project-level underwriting before capital deployment
  • Portfolio construction across real estate strategies
  • Current reporting that separates targets, current values, and realized outcomes

Fees and liquidity.

Liquidity
Redemption requests in writing after the 3-year minimum holding period. Class B receives 100% of the increase in Unit Share Price on redemption; Class C receives 90%. Redemptions are subject to Manager approval and available funds and are not guaranteed.
